Rent control / stabilization

Yes. Under the town's Rental Housing chapter, annual rent increases are limited to 3% if the landlord provides no utilities (such as heat or electric), or 3.5% if the landlord provides utilities. For qualified senior or disabled tenants (under N.J.S.A. 2A:18-61.22 et seq.), the cap is 2.5% or CPI, whichever is less; the Rent Control Board decides eligibility within 60 days of a complete application.
