Virginia Lease renewal / non-renewal notice

Last reviewed 2026-10-15

Does a landlord have to give notice before not renewing a lease in Virginia?

An owner of a multifamily property that doesn't renew 20 or more month-to-month tenancies, or 50% of them, within 30 days must give each of those tenants 60 days' written notice. When no written lease is offered, the default lease runs 12 months and doesn't renew automatically.
