Oklahoma Repairs and habitability remedies

Last reviewed 2026-10-15

What can a tenant do if the landlord won't make repairs in Oklahoma?

For a health-affecting breach that costs less than $100 to fix, the tenant may give 14 days' written notice, have the work done, and deduct the cost with an itemized statement. A material breach not fixed within 14 days lets the tenant end the lease on 30 days' notice. Remedies also exist for willful or negligent failure to supply heat, water and other essential services.
