Nevada Short-term rentals (Airbnb)
What are the Airbnb / short-term rental rules in Nevada?
In a Nevada county with 700,000 or more people, anyone renting a home or room as transient lodging needs a county authorization and a state business license, must display both in the unit, and must put both numbers in every listing. State law requires that county's ordinance to bar short-term rentals in apartment buildings, set a 1-night minimum for owner-occupied units and 2 nights otherwise, cap occupancy at 16, and limit a person to 5 authorizations per state business license. Other counties and cities set their own rules. Statute text: "Every person who makes available for rent a residential unit or a room within a residential unit for the purposes of transient lodging in a county must hold: (a) An authorization issued pursuant to NRS 244.35356 by the board of county commissioners of the county in which the transient lodging is located or its designee; and (b) A state business license." (NRS 244.35351, 244.353545, 244.35355).
