Just-cause eviction

After 30 days of lawful occupancy, a landlord may not terminate a tenancy without just cause stated in the written notice; this is broader than state law (Civ. Code § 1946.2). The code states: "After a tenant has continuously and lawfully occupied a residential rental unit for thirty days, the landlord shall not terminate the tenancy without just cause, which shall be stated in the written notice to terminate tenancy. 1" (§ 6.08.020).
