Washington Just-cause eviction
Does a landlord need just cause to evict in Washington?
Statewide just cause applies: a landlord may not evict, refuse to continue a tenancy, or end a periodic tenancy except for a cause listed in RCW 59.18.650(2) (such as nonpayment, uncured lease breach, nuisance, owner move-in or sale). Narrow exceptions let a landlord end certain fixed-term leases at the end of the term with at least 60 days' written notice (an initial 6-12 month lease, or a 12+ month lease that never went month-to-month).
