Oregon Just-cause eviction
Does a landlord need just cause to evict in Oregon?
After the first year of occupancy, a landlord can end a month-to-month tenancy only for tenant cause or a qualifying landlord reason, and a fixed-term lease ending after the first year rolls into month-to-month unless such a reason applies. Qualifying landlord reasons, with 90 days' written notice, are demolition or conversion, repairs that make the unit unfit to live in, move-in by the landlord or immediate family, or sale to a buyer who will live there. An owner-occupied building with two or fewer units is excepted.
