Utah Repair and deduct
Can a tenant fix something and deduct it from rent in Utah?
After written notice of a deficient condition, if the owner takes no substantial action within the corrective period (3 days for habitability, 10 days for lease terms), a renter who chose the repair-and-deduct remedy may fix the problem and deduct the cost from future rent, up to two months' rent.
