Utah Early termination (DV/military)

Last reviewed 2026-10-15

Can a tenant break a lease early for domestic violence or military service in Utah?

A domestic-violence victim who is current with the lease can end all future obligations. The renter must provide a protective order or police report and a written notice with the move-out date, and pay a termination fee equal to one month's rent. The renter must move out within 15 days of the notice and pay rent for that time. Crime victims may also require new locks at their own cost.
