Does a landlord have to give notice before not renewing a lease in Oregon?

A fixed term ending after the first year of occupancy becomes month-to-month unless a new term is agreed, the tenant gives 30 days' notice, or the landlord has a qualifying reason. Within the first year, the landlord may end it without cause on 30 days' written notice before the end date.
