Arizona Repairs and habitability remedies
What can a tenant do if the landlord won't make repairs in Arizona?
For a habitability defect costing less than $300 or half a month's rent (whichever is greater), the tenant may give written notice. If the landlord does not act within 10 days, the tenant may have a licensed contractor fix it and deduct the cost with an itemized statement and lien waiver. Separate remedies cover missing water, heat, cooling and other essential services.
