Rental licensing / registration

Omaha requires registration of all rental properties in the city and its three-mile extraterritorial jurisdiction (Code ch. 48, art. II, §§ 48-202, 48-204). It is unlawful to offer, lease or keep leasing a rental dwelling unless the property is registered with the Permits and Inspections Division. Registration is free and lasts until the property is transferred. A new owner must file within 30 days of a transfer, and changes in information must be reported within 30 days; newly built or converted rentals must register before occupancy (§ 48-205). Registered properties are inspected once every 10 years. Properties with unremedied code violations, or that were not registered on time, are put on an annual inspection list instead (§ 48-206). Violations are unlawful and may be prosecuted under § 48-53 or other civil or criminal process (§ 48-208).
