Last reviewed 2026-10-15

How much notice is needed to end a month-to-month tenancy in Washington?

A tenant may end a month-to-month or periodic tenancy with at least 20 days' written notice before the end of a rental period. Servicemembers with PCS or deployment orders may give less. A landlord may end a periodic tenancy only for a cause listed in § 59.18.650. Narrow no-cause exception: an initial 6–12 month lease may be ended at its end with 60 days' notice.
