Virginia Just-cause eviction
Does a landlord need just cause to evict in Virginia?
Landlords may end a tenancy at the end of its term without stating a cause: the Virginia Residential Landlord and Tenant Act (Va. Code tit. 55.1, ch. 12, read in full on 2026-10-16) has no just-cause eviction requirement. Landlords owning more than four rental units must give at least 60 days' written notice of nonrenewal (§ 55.1-1204(K)).
