Pennsylvania Death of a tenant
What happens to the lease when a tenant dies in Pennsylvania?
If the only tenant dies during a residential lease, the estate's executor or administrator may end the lease with 14 days' written notice. The lease ends on the later of the last day of the second calendar month after the month of death, or when the unit is surrendered and all belongings removed. The estate still owes rent and debts up to that date but no early-termination penalty. This applies to leases signed or extended on or after the 2016 amendment took effect.
