Ohio Eviction notices for other grounds (lease violation, no-fault)
Eviction notices for other grounds (lease violation, no-fault) in Ohio
For a tenant breach of an R.C. 5321.05 duty that materially affects health and safety (such as keeping the unit safe and sanitary or not damaging it), an Ohio landlord can deliver a written notice that names the problem and ends the rental agreement on a date at least 30 days after the tenant receives it. If the tenant fixes the condition, the agreement does not end. Statute text: "specifying that the rental agreement will terminate upon a date specified in the notice, not less than thirty days after receipt of the notice" (Ohio Rev. Code § 5321.11).
