Nevada Death of a tenant
What happens to the lease when a tenant dies in Nevada?
In Nevada, when the spouse or cotenant of a tenant who is 60 or older or has a disability dies, that tenant may end the lease with 60 days' written notice given within 3 months after the death. A tenant 60+ or disabled who must move for care they cannot get at home can also end the lease with 30 days' written notice given within 60 days after moving. The statute does not address what happens to a lease when the only tenant dies. Statute text: "the tenant may terminate the lease by giving the landlord 60 days written notice within 3 months after the death" (NRS 118A.340(2)).
