Arizona Rental inspections
Can the city inspect my rental property in Arizona?
Arizona cities may adopt a citywide rental inspection program only after a public hearing, mailed notice to registered rental owners and a three-fourths council vote. Cities may not adopt rental licensing or their own rental registration, and A.R.S. § 9-1305 bars fees for initial inspections. Statute text: "A city or town may adopt a citywide residential rental property inspection program only if the following occurs" (A.R.S. §§ 9-1304, 9-1305).
