Back to quick facts ↑Rental licensing / registration
Louisville Metro requires owners of rental housing units (any unit available for rent or occupied for consideration, other than short-term rentals) to register with the Department of Codes and Regulations (LMCO §§ 119.01, 119.03). Exempt (§ 119.02): units registered under another Metro provision (such as short-term rentals and boarding houses); hotels and similar transient lodging; hospitals, hospices and care facilities; religious-order housing; shelters and transitional housing; institution-run housing; units exempted by other law; accessory units where the owner lives in the main dwelling; and units occupied without consideration. Multi-unit facilities may register as a whole. Changes must be reported within 10 business days and new owners must register within 30 days; the nonrefundable fee runs from $25 to $250 by zoning. Penalties (§ 119.99): first a notice requiring compliance within 10 days, then a civil penalty per unit or complex of $100, $250 for a second offence within 24 months and $500 for later ones. Each day is a separate offence, and unpaid penalties and costs become a lien on the property.
