Nevada Holdover tenants

Last reviewed 2026-10-17

What happens if a tenant stays after the lease ends in Nevada?

In Nevada a tenant who stays after a fixed-term lease ends is guilty of unlawful detainer, and a lease for a specified term ends without notice when the term runs out, so the landlord can start an unlawful detainer case. Statute text: "A tenant of real property or a mobile home for a term less than life is guilty of an unlawful detainer when the tenant continues in possession, in person or by subtenant, of the property or mobile home or any part thereof, after the expiration of the term for which it is let to the tenant." (NRS 40.250).
