Kentucky Repairs and habitability remedies
What can a tenant do if the landlord won't make repairs in Kentucky?
For a health-or-safety noncompliance costing less than $100 or half a month's rent (whichever is greater), the tenant may give written notice. If the landlord willfully fails to act within 14 days, the tenant may repair and deduct the paid, itemized cost. If essential services are cut, the tenant may buy them and deduct the cost, recover the reduced rental value, or get substitute housing. (URLTA provisions, KRS 383.505–.705, apply only where a city or county has adopted the Act; KRS 383.500.)
