What can a tenant do if the landlord won't make repairs in Alaska?

For a material breach affecting health and safety, the tenant can give written notice that the lease ends in 20 days unless the landlord fixes the problem within 10 days. If heat, water, hot water or other essential services are not supplied, after written notice the tenant can buy them and deduct the cost from rent, recover damages, or get substitute housing.
